Vinings StreetscapeAccording to Altos Charts the Market Action Index (MAI) illustrates the balance between supply and demand using a statistical function of the current rate of sale versus current inventory. Residential house prices are a function of supply and demand, and market conditions can be characterized by analyzing those factors. Watch this index for sustained changes: if the index falls into the Buyer’s Market zone for a long period, prices are likely in for a downward correction.

A Market Action Index (MAI) value greater than 30 typically indicates a “Seller’s Market” because demand is high enough to quickly gobble up available supply.  A hot market will typically cause prices to rise.  MAI values below 30 indicate a “Buyer’s Market” where the inventory of already-listed homes is sufficient to last several months at the current rate of sales. 

A cold market will typically cause prices to fall.  On the real time charts that we have displayed on this site we have selected the four zipcodes in Atlanta that cover the Buckhead market. 

In addition we have isolated the top quartile to track.  The top quartile is the top 25% of sales in each area.

This is a good reference point for determining where the numbers are heading in a given area.  The benefit for a buyer would be help timing an offer.  A seller would benefit when timing a price adjustment.

Our favorite website tool is the Atlanta Market Snapshot. Right above this post on the blue toolbar, just click and fill out a few bits of information and confidentially sent to you as often as you want is the most detailed market analysis tool available in Atlanta today. Many agents feel this is too much information to give customers and clients direct access too but we feel that the true value of an experienced agent is not handing you raw numbers.  There are trending graphs and maps that pinpoint the exact transactions as well as a direct link to Zillow, the controversial on line appraisal tool.

However, how long a home was on the market for or even what it sold for is not the whole story. We welcome the opportunity to let our clients have all this information in one easy to access format.  If you are visual and like graphs, there are charts,  if you want to drill down to the data, there are details of the properties and transactions. By finding and implementing these latest tools for our friends and clients, we can spend more time showing and selling properties, talking with the owners, buyers and agents and getting and creating the “story” behind the statistics.  Sometimes things are not as they seem,  for instance in today’s market  in many high-end and new construction sales we are seeing trades and swaps becoming another “term” to be negotiated as well as “price”.  This will never show up on a graph or list of sales
